The Home Selling Process

One of the things I like to offer clients is a process that I know will sell your home for the most amount of money and create the least amount of stress for you.

Here’s what I can do for you!

Listing presentation and home tour - I will prepare a comprehensive listing presentation tailored specifically to you and your property. I will explain what my duties are to you as an agent, and what I offer my clients that set me apart from other agents. We will go over a CMA or comparative market analysis and current market trends, discuss potential list price, and other details. You can show me around your home and tell me everything you love about it.

Review your home for updates and repairs - I can tour your home and make suggestions for inexpensive updates and fixes that will make the home sell faster and for more money. No one likes a deferred maintenance surprise. And every home has deferred maintenance! I also know multiple handyman services that can repair or replace most deferred maintenance problems. 

Prepare home for listing - I can help you find a service to organize, declutter, sell or donate the things you are ready to leave behind. You’ll have enough to do with all the decluttering and moving. I’ll take care of the initial deep cleaning or move out cleaning for you! I work with interior designers and stagers to provide the latest professional advice. From a whole house decluttering and professional staging to adding art and throw pillows, I’ve got you covered.

Professional photography - Good professional photography is always important in marketing your home to potential buyers. I work with a gifted local photographer that creates bright and beautiful editorial style shots. I'll also create floor plans that buyers can use for furniture placement.

Marketing - I'll have yard signs installed, create custom flyers and add in feature cards and neighborhood highlights to display in your home. Your home will be featured in West + Main's weekly newsletter with a circulation in the 6 figures to local real estate agents and potential buyers. Sponsored posts on Facebook and Instagram targeted specifically to local active house hunters that are interested in homes like yours. My experience with award winning graphic designers and ad agencies certainly influenced my taste. Your listing materials along with professional photography will stand out to buyers.

MLS syndication - Knowing the ins and outs of the MLS and the top real estate websites will get your home in front of more buyers ready to make offers. Your home will be listed on the two local MLS sites that will sync to all the major real estate websites.

Open houses - I host multiple open houses as a way to create an atmosphere where buyers can imagine living in a home. Open houses can sell a property faster and for more money. I can customize a strategy that works best for your family's routine and schedule.

Offer presentation - All offers received will be presented in a timely manner and explained in easy to understand terms. If there are multiple offers, I will prepare a spreadsheet and walk you through the pros and cons of all offer terms. There may be some negotiation, but once both parties are in agreement you will go under contract.  

Under contract period - There are multiple dates and deadlines to meet during this time, and it is my job to make sure that you’re informed about every step. The buyers will schedule an inspection and have the opportunity to review several documents (title, HOA, due diligence + seller disclosures), order an appraisal, and finalize their loan. I will advise on any negotiations and manage these steps for you to ensure that all deadlines are met.

Closing - A title company will prepare the deed, bill of sale, and facilitate the transfer of funds and ownership. You will have a lot of documents to sign to make it official, then you will receive the proceeds of your sale!
